There are a lot of issues created by this, but the bottom line is that estate land rental and sales do not fit into the "land sales" model that is currently used.
- Putting a parcel on the market for rent requires you list it "for sale" which apparently confuses many users.
- The log entry says "Land Sale" in the transaction log (filed as a separate issue)
- Because rentals are listed with sales, the land search is cluttered with hundreds of parcels "for sale" for 1L
- Worst of all, some residents have gotten the impression that they are free to resell land they are renting, causing major problems.
It's obvious that the land sale tools weren't designed for the purpose they are being used for. These tools need to be updated. It is good that you split out estate land in the search, but that is only a first step. We need tools to communicate with potential buyers and renters properly.
Suggested Fixes:
- List "Up-Front Price" with "Recurring Price" and "Interval" on search results.
- Include a land flag indicating whether it is rental or "ownership", that shows up in search results and can be filtered on.
- Do not log everything in the transaction history as a "land sale" just because a parcel changed hands.
- Allow for finer grained access to estate tools, instead of all or nothing.
- LSL functions for estate operations that only objects owned by the estate owner would work, then they could leave a box out for the tenant to use with LSL controlled ACLs.
